Most house component system failures that have been discovered by this firm over the past 11 years are a result of application errors and/or the lack of regular maintenance. The results of a minor flashing error, for example can be significant in terms of mold and mildew growth inside the home and/or water damage to the structural components of the home.

The maintenance inspection program will be conducted by professional, objective inspectors who will have no incentive to “find” problems but will be able to detect minor problems before they develop into major issues.


What is inspected & how is it inspected?

All wall penetrations on the exterior 

Exterior building components.

All roofing and flashing points 

Paint, caulk and sealant

Exterior site conditions. 

Attic insulation levels

Electrical systems and components 

Foundation systems 

HVAC the systems and venting 

Plumbing.

How will the inspection be conducted?

  • Most inspections will take approximately 1.5 hours in duration. It is a “mini home inspection” with high attention to detail on all areas that need to be modified, adjusted or repaired.

 

What are the inspection fees?

  • Most homes (1 furnace) that are 4000 square foot and below range will be $200.00
  • Homes that are in the 5000 to 6000 square foot range will be $240.00
  • Home in the 6100 and larger will be quoted independently but most probably be in the $300.00 range

 

What our clients receive through a Home Maintenance Inspection:

Good information provided by an independent inspector who has your best interests as his primary concern, not to sell you a service.

A written report format will cover each of the above issues in a bullet point format with digital photos as supporting documents.

Follow up information to insure that any needed repairs are properly accomplished.
